It was pleasing to settle a collective freehold claim this month for lessee clients at an overall premium that emerged 12.66% lower than another valuer’s ‘at best’ low target settlement valuation and 37.41% lower than the competitor’s ‘at worst’ high target settlement valuation carried out before seeking my advice.
Yes the negotiation was, as my client put it, ‘brutal’ ..but the landlord accepted a splitting the difference offer to call ‘a spade a shovel’ against its own valuer’ s recommendation not to settle.
Thankfully common sense prevailed before rising costs started to escalate to prepare / go to the tribunal.
